Many of the problems that arise out of residential development and planning are not correctly addressed in the design and development phases. Each building, piece of land and marketplace comes with its own set of challenges relating to design problems. Our program analysis and space planning approach identifies the inherent issues in efficiency at the onset of a project. Our in-depth knowledge of construction and building code combined with over two decades of design practice enable us to create projects that far exceed the industry averages for building efficiency. In addressing these challenges we have created unique product types that have an efficiency level of over 85% on all of our projects and in several circumstances we have been able to achieve 91% efficiency. That 91% translates directly to a projects bottom line: more saleable⁄leasable square footage means an increase in revenue.
